Buyer reps, please communicate with the listing rep during offer preparation and include the listing agent info on page 8 of SCR310 residential contract as well as your own info and escrow agent info.

An email or phone call with the listing rep or five minutes on the internet and LLR licensee lookup website can provide you with all the page 8 information on the listing rep.

Alternatively if using zipForms e-forms, buyer reps can use the zipCommunity collaboration feature to allow collaboration with the listing rep so the listing rep can complete their info on page 8 for acceptance/counter-offer.

List reps can help the buyer reps by posting to the MLS listing an attached PDF of a completed page 8 of SCR310 with all the listing rep info written into the PDF so the buyer rep can use this info when generating their SCR310 initial offer.

Alternatively, listing reps can attach a page 8 with their info to the counter-offer/acceptance.

License law (updated in 2017) makes completing page 8 of SCR310 more important:

(B) An ‘Acknowledgement of Receipt of the Disclosure of Brokerage Relationships’ form must be included in an agency agreement and in a sales contract. In addition, each sales contract must require the buyer and the seller to acknowledge whether they received customer or client service in that real estate transaction.

When a law firm is holding trust money, buyer reps should direct the buyer to send the money/check/wire directly to the law firm. Also, all parties and the law firm should execute an escrow agreement. If using the same law firm often, inquire if the law firm will provide executable escrow agreements ahead of time for use in the market.
