Buyer signs the buyer agency agreement and SCR115 as their offer is developed when the brokerage has the listing agency too.

e.g., SCR130/135 are typical buyer agency agreements.

Example: SCR115 goes to the listing agent with the offer (e.g., SCR310).

The seller signs the SCR115 prior to seeing the buyer’s initial offer (e.g., SCR310).

Use dual agency when the same brokerage has both the sellers and buyers as clients.

Transaction brokerage (non agency) for buyers and or sellers does not involve dual agency.

Another idea when there is a listing agent and another buyer agent (and neither are the BIC), is designated agency.
