South Carolina Association of REALTORS® (SCR) Forms Policy

  1. Permitted users of SCR’s standard forms
    SCR standard forms should only be used by REALTOR® members of the South Carolina Association of Realtors®.
  2. Revisions to format/pre-printed language of a standard form by user
    Revisions to the format or pre-printed content of any standard forms are prohibited. Permitted users may insert name, address and logo of their firms in the top margin of a standard form.
  3. Continued use of old versions of updated forms
    Use of a superseded version of a standard form is prohibited. Users are allowed a 60-day “grace” period to continue using an old version of a standard form following a modification of the form. SCR makes changes to the SCR forms on a regular schedule in the new year and on an “as needed” schedule so always receive SCR email/mail communications and periodically check screaltors.org for the latest forms version dates at the bottom of each form.
  4. Purpose for which forms may be used
    Permitted users may use SCR’s standard forms in connection with a transaction in which the permitted user is involved as broker or principal. Permitted users may not distribute blank SCR’s forms to clients, customers or others, either gratuitously or for a fee, except that they may distribute specimen copies of any SCR form to their clients or customers for review purposes. “Clean” and “Sample” copies of all SCR forms shall be made available for review or printing by SCR Members on a SCR password-protected website. Members may not display sample copies of SCR forms on their own web sites. SCR forms should only be used for SC real estate (e.g. not NC real estate, not GA real estate, not foreign real estate).
  5. Logos on SCR standard forms
    The block “R” logo and the Equal Housing Opportunity logo shall be used on all of SCR’s standard forms.
  6. Legal Disclaimer
    SCR’s forms shall contain a disclaimer in such form as may be approved by SCR legal counsel. Such disclaimer shall include a statement that SCR makes no representation concerning the legal validity or adequacy of the form in the transaction to which it relates. Parties should always consult SC legal counsel for all SC real estate transactions.
  7. Forms Licensing to Member Firms
    Notwithstanding anything else appearing in this Forms Policy, a member firm may obtain a license to use SCR forms in electronic format as part of a program provided by the firm for use by its agents in providing real estate brokerage services to their brokerage customers and clients. Any such license shall be prepared by SCR legal counsel. The form of the license shall be approved by the Executive Committee. Contact SCR to obtain this license.
